Where the balance sits

Two numbers decide whose market it is. Months of inventory measures the standing stock: how long everything currently for sale would take to sell at this month's pace. The sales-to-new-listings ratio measures the month's fresh flow: how much of the new supply buyers absorbed. We read both against their conventional bands — under 4 months of inventory favours sellers, 4–6 is balanced, over 6 favours buyers — no invented thresholds, no vibes.

If you’re buying

You are negotiating with less leverage than the seller — in a market this tight, well-priced homes attract competition and rarely wait for second viewings. That does not mean waiving conditions on everything: it means getting financing pre-approved before you shop, deciding your true ceiling ahead of time, and moving decisively only on homes that clear your bar. The one thing moving in your favour: selection is better than it was a year ago, so you can afford to be pickier than the headlines suggest. Segment matters, too: apartment condominium listings currently see the least competition of the four segments, so that is where negotiating room lives.

If you’re selling

The wind is at your back, but it rewards discipline, not greed. Buyers still have real alternatives on the market — homes priced at the market are the ones drawing multiple offers, while homes priced for last year's frenzy sit and go stale. Because the market has loosened over the past year, lean on current-month comparables rather than what your neighbour got twelve months ago. If you are selling a detached property, you are in the tightest segment of the market — competition among buyers is strongest there.

Reading the market, honestly

Is Edmonton a buyer's or seller's market right now?

As of June 2026, Edmonton is a seller's market by the conventional inventory test — months of inventory read against the standard bands, where under 4 months favours sellers, 4–6 months is balanced, and over 6 months favours buyers — cross-checked against the sales-to-new-listings ratio and its 40/60 bands. Both readings come from the REALTORS® Association of Edmonton's published monthly statistics; the precise figures are free with a registered account.

What does “months of inventory” actually measure?

It answers one question: if no new homes were listed, how long would it take today's buyers to purchase everything currently for sale? It is calculated by dividing active listings at month end by that month's sales. Low numbers mean buyers outnumber sellers (competition, quick sales); high numbers mean homes wait for buyers (negotiating room, longer timelines). It is the standard market-balance measure used by boards and economists across Canada.

What is the sales-to-new-listings ratio?

It compares demand to fresh supply in the same month: sales divided by new listings. Above roughly 60% is considered seller's territory, below roughly 40% buyer's territory, and the band between is balanced. We show it alongside months of inventory because the two together are harder to fool — one measures the standing stock of homes, the other the month's fresh flow.
