You are negotiating with less leverage than the seller — in a market this tight, well-priced homes attract competition and rarely wait for second viewings. That does not mean waiving conditions on everything: it means getting financing pre-approved before you shop, deciding your true ceiling ahead of time, and moving decisively only on homes that clear your bar. The one thing moving in your favour: selection is better than it was a year ago, so you can afford to be pickier than the headlines suggest. Segment matters, too: apartment condominium listings currently see the least competition of the four segments, so that is where negotiating room lives.
