February 2026 Market Summary

The Greater Edmonton Area real estate market recorded 1,606 sales in February 2026, a year-over-year decrease of 11.5%. The average sale price across all residential property types was $454,801, up 1.5% compared to the same month last year. The median sale price was $432,250.

The market saw 3,020 new listings (+15.7% YoY), with homes spending an average of 45 days on market. With 5,460 active listings and 3.4 months of supply, the market is in balanced market territory.

Detached homes led activity with 887 sales at an average price of $571,372. Apartment condominiums averaged $212,133 with 267 sales. The most active area was North Central (201 sales), while West recorded the highest weighted average price at $580,846.
