Privacy Policy
How we handle personal information under Canada’s PIPEDA and Alberta’s Personal Information Protection Act.

The short version
- We collect what you choose to give us through forms, plus limited technical data needed to run the site and meet our data licence.
- We use it to answer you and to help you buy or sell. We do not sell your personal information.
- Form submissions are stored in Canada. Our web servers run in the United States, so requests pass through there.
- You can ask what we hold, correct it, or ask us to delete it — see your rights.
1. Who is responsible
This website is operated by Christopher Peel, REALTOR®, a real estate associate registered with MaxWell Polaris, Edmonton, Alberta. Christopher Peel is the person accountable for personal information handled through this site — the privacy officer for the purposes of PIPA and PIPEDA.
2. What we collect
Information you give us
Your name, email address, phone number, and anything you write in a message when you use a contact, valuation or lead form. If you create a free market-data account, your email address and the preferences you set.
Information collected automatically
Your IP address, browser and device type, the pages you view (including which listings), the page that referred you, and approximate city-level location derived from your IP address. Cookies and access logs are described in sections 6 and 7.
We do not knowingly collect personal information from children, and this site is not directed at children.
3. Why we collect it
We collect, use and disclose personal information only to:
- answer your inquiries and provide the services you ask about;
- act for you if you become a client, subject to the brokerage’s policies and Alberta real estate law;
- send market updates or listing alerts where you have opted in— every message carries an unsubscribe link, as CASL requires;
- keep the site working and secure, including monitoring for unauthorised bulk copying of listing content, which our data licence obliges us to do;
- report listing activity to CREA (section 5);
- meet obligations under Alberta’s Real Estate Act, RECA rules, and brokerage record-keeping requirements.
We do not sell or rent your personal information, and we will not use it for a new purpose without telling you and, where required, asking your consent.
4. Consent
Submitting a form means you consent to us using what you provide to respond and to act for you. Marketing consent is separate and opt-in. You can withdraw consent at any time (section 8), subject to legal or contractual limits and reasonable notice — though withdrawing it may limit how much we can help.
5. Listing activity reported to CREA
This site displays MLS® listings under licence through the Canadian Real Estate Association’s Data Distribution Facility (DDF®). That licence requires us to report listing activity so CREA can measure how visible listing content is.
This reporting is about listings, not about you. We never send CREA your name, email address or phone number. Each time a listing page is viewed we send: the MLS® number, an identifier CREA issued to this website, the event type, the random device identifier described in section 6, and your IP address, which CREA uses to resolve approximate geography. Nothing else.
6. Cookies
- Sign-in cookies— strictly necessary, so you stay signed in to a market-data account.
byh_did— a randomly generated identifier set on your first visit and kept for one year. It holds no personal information, is not derived from anything about you or your device, and cannot be read by scripts on the page. Its only purpose is the CREA reporting in section 5: it lets CREA count one device once instead of counting the same view repeatedly.- Google Analytics— we use Google Analytics 4 to understand which pages are useful. It sets its own cookies and processes data on Google’s servers, which are outside Canada.
Most browsers let you block or delete cookies. The site still works if you do, though you will not be able to stay signed in.
7. Listing-page access logs
Separately from cookies, each request for a page showing MLS® listing content is recorded: the IP address, the page path, the MLS® number where there is one, and a one-way cryptographic hashof your browser’s user-agent string — we do not keep the string itself.
We are required to do this. Our data licence obliges us to monitor for unauthorised bulk copying of listing content and to block it. These records are used for that purpose only, are never used to build a profile of you or for marketing, and are automatically deleted after 30 days.
8. Where your information is stored
PIPA and PIPEDA require us to tell you when personal information may be handled outside Canada.
- At rest — Canada.What you submit through our forms is stored in a database hosted by Supabase on infrastructure in Canada (AWS ca-central-1, Montréal).
- In transit — United States. Our application is hosted by Vercel Inc., whose servers running this site are in the United States. Your requests are processed there before being stored in Canada.
- Listing photographsare served directly from CREA’s content delivery network, so requesting them shares your IP address and standard request data with that network.
- Google Analytics processes data outside Canada.
While information is processed or stored outside Canada it is subject to the laws of that jurisdiction, and courts, law enforcement and national-security authorities there may be able to access it. Our providers are contractually required to protect personal information, but their handling of it is governed by the laws where they operate. You can ask us for written information about our providers outside Canada using the contact details in section 10.
9. Who else may see it
- MaxWell Polaris— leads and client records may be shared with or held by the brokerage, as Alberta real estate law and brokerage policy require.
- The service providers named in section 8, only to provide their services to us.
- Regulators and authorities where required by law, court order, or by RECA or a real estate board exercising its regulatory or audit functions.
10. Your rights, and how to reach us
Subject to limited exceptions in PIPA and PIPEDA, you may:
- access the personal information we hold about you, and ask how it has been used and disclosed;
- correct information that is wrong or incomplete;
- withdraw consent to further collection, use or disclosure, including unsubscribing at any time;
- ask us to delete information we no longer need.
We respond to written requests within the time the law allows (generally 30 days). We may need to verify your identity first.

11. How long we keep it, and how we protect it
We keep personal information only as long as we need it for the purposes above and to meet legal and brokerage record-keeping obligations. Listing-page access logs are deleted after 30 days (section 7), except where a record forms part of a report we are required to make about suspected bulk copying, which is kept as long as needed to evidence that report.
We protect personal information with safeguards appropriate to its sensitivity: encryption in transit, encrypted storage, access limited to those who need it, and credential protection. No internet service can be guaranteed completely secure. If a breach creates a real risk of significant harm, we will notify the people affected and the appropriate commissioners, as the law requires.
12. Changes
We may update this policy. The version and date at the top will change, and material changes will be highlighted on the site. Continuing to use the site after a change takes effect means the updated policy applies. Our Terms of Use cover the MLS® listing content on this site.
