What a ranking can and can't tell you
Every list of the best neighbourhoods in Edmonton is really a list of the best neighbourhoods by one measure. We say which measure, show the number, and name the source: the City’s property assessments — its independent estimate of what every residential property would sell for — and its development permits, the public record of where construction capital is actually committed.
What the data can’t rank is fit. A top-20 affordable neighbourhood with a long commute may cost you more than it saves; the fastest-growing area means years of construction next door. Pair the rankings with the neighbourhood directory and the area comparison guide, then go stand on the street.

What are the best neighbourhoods in Edmonton?
There is no single best neighbourhood in Edmonton — there is a best neighbourhood for what you're optimizing. If it's price, the most-affordable ranking measures exactly that, using the City's own assessed values. If it's momentum, the fastest-growing ranking counts development permits — committed construction, not speculation. For everything the numbers can't rank (character, walkability, the feel of a street), read the neighbourhood profiles and visit in person.
How are these rankings calculated?
Each ranking uses one measurable metric from the City of Edmonton Open Data Portal: median assessed value for affordability, development permit counts for growth. We filter out neighbourhoods with too few properties for the numbers to be statistically meaningful, and every figure on a ranking page carries its source and date.
Are these rankings based on MLS® data?
No. These pages are built entirely from City of Edmonton open data — property assessments and development permits, which are public record. MLS®-derived market statistics live on our market report pages and are free with a registered account, a requirement of our data sources.
How often are the rankings updated?
The underlying City of Edmonton datasets refresh regularly, and the rankings are rebuilt from the live data on a recurring schedule. Each ranking page shows the date its data was last pulled.
