Price data is suppressed when fewer than ~5 sales occur in a category. This is standard CREA practice to protect buyer/seller privacy. The sales count is still reported.
No transactions were recorded for that property type in this area during the reporting period. Common in January (the slowest month) and in smaller segments like semi-detached.
Averages in low-volume areas can swing significantly month to month. A single high- or low-priced sale can shift the average by 10%+. Median prices are generally more stable for small samples. Always consider the sales count alongside the price.
