The Greater Edmonton Area real estate market recorded 2,557 sales in May 2026, a year-over-year decrease of 13.4%. The average sale price across all residential property types was $491,794, up 6.3% compared to the same month last year. The median sale price was $457,900.

The market saw 4,854 new listings (+2.8% YoY), with homes spending an average of 36 days on market. With 7,839 active listings and 3.1 months of supply, the market is in balanced market territory.

Detached homes led activity with 1,580 sales at an average price of $604,744. Apartment condominiums averaged $206,282 with 364 sales. The most active area was North Central (264 sales), while West recorded the highest weighted average price at $566,410.
