June 2026 Market Summary

The Greater Edmonton Area real estate market recorded 2,745 sales in June 2026, a year-over-year decrease of 4.1%. The average sale price across all residential property types was $483,600, up 4.1% compared to the same month last year. The median sale price was $452,500.

The market saw 4,475 new listings (+10.3% YoY), with homes spending an average of 36 days on market. With 8,068 active listings and 2.9 months of supply, the market is in seller's market territory.

Detached homes led activity with 1,676 sales at an average price of $592,989. Apartment condominiums averaged $219,190 with 384 sales. The most active area was North Central (349 sales), while Southwest recorded the highest weighted average price at $539,757.
