Leduc is a city shaped by proximity to Edmonton International Airport. The airport's economic gravity has drawn logistics, warehousing, and commercial development, and that employment base gives Leduc something many surrounding communities lack: a growing number of residents who work where they live.
Leduc sits south of Edmonton on Highway 2, directly adjacent to Edmonton International Airport. That geography has defined its modern economy. The Nisku industrial area — one of Western Canada's largest — lies just north of the city, and the airport itself is a major employer. For buyers working in the airport corridor or south Edmonton industrial zones, Leduc offers a short reverse commute.
The city has invested heavily in recreation and family amenities. The Leduc Recreation Centre is a modern facility with pools, ice surfaces, and fitness areas. Discovery Canyon — a unique outdoor swimming area carved from a former gravel pit — is a genuine local gem that draws visitors from across the region each summer.
Housing costs are below Edmonton averages, particularly for newer detached homes. The city's growth has been steady rather than explosive, which means infrastructure has generally kept pace with population. Newer subdivisions on the west side offer modern floor plans, while the older east side has more character and lower prices.

Black Gold School Division (public) and St. Thomas Aquinas Roman Catholic Schools serve Leduc. Leduc Composite High School and Christ the King School are the main high schools. The school system has grown with the city, with newer elementary schools in west-side subdivisions.
The Leduc Recreation Centre is the community hub — modern aquatic centre, twin arenas, fitness facilities. Discovery Canyon opens for swimming each summer and is unlike anything else in the region. Telford Lake offers year-round trail access for walking, cycling, and cross-country skiing. The commercial base along 50th Avenue has expanded, and the Edmonton Premium Outlets are a short drive north near the airport.
Highway 2 provides a direct, fast route to south Edmonton — about 25-30 minutes to the south side, 40 minutes to downtown. The drive is mostly highway speed with minimal congestion outside the Ellerslie Road interchange. No direct transit to Edmonton. Residents working at the airport or in Nisku enjoy a very short commute — often under 10 minutes.
Leduc has a quieter pace than Edmonton but more commercial infrastructure than smaller communities like Beaumont. The Discovery Canyon and Telford Lake give it recreational assets that punch above its weight class. Friday night hockey games at the Leduc Recreation Centre are a genuine community gathering.

Newer detached homes dominate the west-side subdivisions, with prices typically 10-20% below comparable Edmonton builds. The east side offers older bungalows and split-levels at entry-level prices. Good to know
Leduc works well for families who want affordable newer homes and don't need to commute to central Edmonton daily. If you work at the airport, Nisku, or south Edmonton, the commute is excellent. The recreation amenities — especially Discovery Canyon — add quality of life that smaller communities can't match.
About 33 km south via Highway 2. That's roughly 25-30 minutes to south Edmonton (Ellerslie Road area) and 40 minutes to downtown. The highway drive is mostly at speed with minimal urban congestion.
Discovery Canyon is an outdoor swimming area built into a former gravel pit. It features a sandy beach, waterslides, and shallow swimming areas for kids. It's open during summer months and is one of the most unique recreation amenities in the Edmonton region.
